City Centre Regeneration Area

Stoke-on-Trent City Centre has seen significant new developments delivered over the past few years, which is regenerating and rejuvenating the city landscape.

The city is now planning the next stage of major redevelopment in the heart of the city centre.  As part of our plan to emphasise the importance of place, the subsequent phase will deliver a vibrant new entertainment development area.   The ambitious scheme is designed to create a new public square and landscaped street, in the upper quartile there are plans to develop a 3,500 seater arena for concerts exhibitions, conferences and banquets.  To compliment this gateway, development plans includes;  a 200 bedroom 4 star hotel, a PRS scheme, a range of food and beverage outlets, leisure facilities including a multi-use sports venue and multi-storey car parking.

Architects Space & Place have designed a number of redevelopment options for the site which are mixed-use, leisure and residential led.

Option 1- A mixed use / leisure offering including the potential for a leisure venue, youth zone, hotel, food and beverage offering, retail, and multi-storey carpark.

Option 2 - A residential / leisure offering including mixed housing, hotel, food and beverage offering, and youth zone.

Option 3 - A retail / food and beverage offering including 4 retail units, food and household goods outlet, drive-thru resturant, and multi-storey carpark.

Recent successes in the city centre, a partnership between Stoke-on-Trent City Council and its development partner Genr8, has seen  the delivery  of Smithfield phase 1; a 62,000 sq m, £150m mixed-use commercial led development scheme, which includes 10,000 sq mtrs office buildings, a PRS scheme and Hilton Hotel, has already delivered or is due for completion in 2019.  This success has led to plans to deliver the next phases of growth at Smithfield, including two further office developments.
